Booking Terms & Conditions
When you book, to confirm the booking we ask for a deposit payment that equates to one third of the holiday price (unless this has been agreed with us, minimum payment is £100).

We endeavour to ensure that all elements of your holiday property are in working order for the duration of your stay. However equipment can fail and although we try to repair or replace as soon as we are notified there are occasions when, because of our location, it is not always possible to replace equipment therefore there can be delays, but we will always keep you informed.

Beaches and Lemon Tree are let on a weekly basis. No refund will be given if you arrive after your booked arrival date or leave before your departure date.

Final Payment
Once we have received your deposit payment, you are liable for the balance of the payment of rent six weeks before the start of the tenancy.

Cancellation
Please let us know as soon as possible in writing if you wish to cancel your booking. You will remain liable for the payment of the full amount unless we are able to re-let the property. Please ensure that you have insurance in the event of cancellation.
Insurance

It is essential to ensure that you take out travel insurance in the event that you have to cancel your holiday for any reason (including any reasons out of our control).

Method of Payment
All payments may be made by cheque or bank transfer.

Access and Cleaning
To allow us time to prepare your property to our high standard for your holiday, Lemon Tree will be available for you from 2pm on the day of arrival and Beaches will be available from 3pm. You are welcome to leave your luggage at anytime – please let us know your approximate arrival time in due course. We also require the property to be vacated by 10am on the day of departure. If you are leaving the islands early, it would be very helpful if you could let us know. If you are staying for more than one week, we will not enter the property once occupied. We will leave a clean set of linen and towels for you to change yourself should you wish to. Our staff always clean the property between lettings, but we would appreciate you leaving it in a clean and tidy state and all furniture returned to the place in which it was found on entry. Should the hirer fail to give up possession at the end of the holiday, or leave the accommodation in such a state and condition that it is not suitable for occupation by another hirer he or she will be liable for the charges for the rent of the accommodation until it is available and for any loss of damages which shall be occasioned. We reserve the right to refuse to honour future bookings from hirers who leave the properties in an unreasonable condition.

Linen
Each of our properties include linen and towels for the total number of people that the property accommodates. We can provide a cot and or high chair (but not cot linen) on request.
Information Folder
A carefully prepared folder will be found in your property and will include general local information to help you enjoy your holiday.

Access Statement
Both of our properties and inspected each year by Visit Britain under their Quality Assurance Scheme. If you have any issues regarding access to your property or within it, please let us know and we will be happy to discuss this with you.

Travelling to the Islands
Skybus/Helicopter passengers are met at the airport by a minibus, they will take you to your accommodation, please book your return journey with the driver – there is a charge for this service, you can pay the driver on arrival. If you are travelling on the Scillonian please ensure you label your luggage with your holiday address and the local carriers will deliver it automatically to your accommodation. On return, luggage should be booked with the Carriers who will collect it from your property at 10am – there is a charge for this service which can be paid during your stay.

Tenants Obligations
The tenants agree to –
Pay for any loss or damage to the property, reasonable wear and tear excluded
To take good care of the property and leave it in a clean and tidy condition at the end of the tenancy
To permit the owners reasonable access to the property (if necessary)
Not to part with possession of the property or share or sublet.
Not to exceed the total number of people stipulated in the property description
Not to cause any annoyance or become a nuisance to tenants or occupants of adjoining premises
